New Tenants Information
We normally let properties on an Assured Shorthold Tenancy Agreement (AST) for an initial minimum term of 12 months. Following this if both parties are agreeable, the tenancy switches to a Statutory Periodic Tenancy (SPT), a rolling agreement that could continue almost indefinitely given we have no plans to sell any of our properties. Lyndon is home to many long term tenants who are valued active members of our community.
Our properties are generally let unfurnished except for floor coverings, unless stated in the specific particulars. Before a tenancy begins the property will be maintained as necessary, thoroughly cleaned with the chimney(s) swept and the garden tidied.
An external organisation conducts a full inventory including photographic records to demonstrate the condition of the property at the time of letting, a copy of which will be provided to you.
Applying for a Tenancy
All applicants are required to complete a credit reference form. We do not select tenants on a first come first served basis, instead choosing the most suitable occupant for each property. If successful you will be required to pay the deposit (normally 6 weeks rent) to secure the property. We currently do not charge an administration fee, just the cost of the credit reference (£26).
