New Tenant Information


Rental properties in Lyndon always attract strong demand. Instead of operating on a first-come, first-served basis, the most suitable occupants get selected for any available tenancies. Viewings are strictly by prior appointment with the Estate Office.

Agreement Period

Properties are let on an Assured Shorthold Tenancy Agreement (AST) for a twelve-month initial term. After this, if both parties agree, the tenancy switches to a Statutory Periodic Tenancy (SPT), a rolling agreement that may continue indefinitely. Rents typically get reviewed every two years in line with inflation. Property Condition

Unless expressly stated, all properties are unfurnished except for flooring materials. Before the tenancy commences, any maintenance, compliance, cleaning and garden tidying works get completed. Lastly, an inventory is produced, including complete photographic records, documenting the property condition at the time of letting.

Obligations

The tenant is responsible for routine maintenance, gardening, and interior decoration. The landlord administers significant repair work, exterior decoration, heating system servicing, chimney sweeping, gutter clearing and other compliance tasks.

Animals

Well-behaved pets are welcome so long as they do not cause a nuisance and are not left alone for long periods. If the landlord grants permission, a specific pet agreement must get signed.
